Plat Reviews

What is a plat and when is a plat review required?
A plat is a map, drawn to scale, showing the divisions of a piece of land.  When a property is divided into “subdivisions”, a review of the proposed divisions is required. The City of Sandy Springs has three types of plat review: a preliminary plat review, a final plat review, and a minor plat review.

When is a final plat review required?
A final plat review is required when a property is subdivided in a manner that:

  • Results in the creation of more than 3 lots
  • Requires the extension of utilities or other municipal facilities
  • Requires new streets or roads

When is a minor plat review required?
A minor plat review is required when a property is subdivided in a manner that:

  • Combines 3 or fewer lots
  • Results in the creation of 3 or fewer lots
  • Does not require the extension of utilities or other municipal facilities
  • Does not require new streets or roads

Who can apply for a plat review?
Plat reviews are generally applied for by the property owner or developer.

Applying for a Plat Review
You can apply for a permit online at Build Sandy Springs. Build Sandy Springs is where you can complete your application, submit construction drawings, pay invoices, request inspections, and view your current permit status.

You can also Schedule an Appointment via QLess to meet with one of our Permit Technicians at City Hall for further assistance with your application.

Required Application Documents: The following documents are required for the permitting process. You can fill these out before you visit us, or we can assist you once you arrive.

Associated Documents: The following documents may also be required, depending on the nature of your permit request. You can complete these when you visit after speaking with one of our permit technicians.

What is the next step after the City approves my plat application?
Once the city approves the proposed plat, the plat survey will be signed by a city official and made available to the applicant for pick-up. The applicant will then be required to have the plat recorded with Fulton County and return a digital copy of the approved and recorded plat to the City of Sandy Springs.
