River Corridor

The Chattahoochee River Corridor is an area that contains any property within 2000 feet from the banks of the Chattahoochee River. The area extends from directly below Buford Dam downstream to the limits of Fulton and Douglas counties. Properties along the Chattahoochee River have an undisturbed 50-foot buffer from the banks of the river as determined by the State of Georgia. These properties also have an impervious surface setback of 150 feet from the banks of the river which prohibits the installation of pavers, gravel, concrete, structures, etc. These buffers in place to protect state waters and to prevent erosion.  

The City of Sandy Springs enforces the Atlanta Regional Commission’s (ARC) Metropolitan River Protection Act (MRPA), which requires local governments to implement the plan by issuing permits based on ARC findings, monitor land-disturbance activity in the corridor, and enforce the act and the plan.

Georgia Department of Natural Resources’ Interactive Flood Map

The Georgia Department of Natural Resources’ Interactive Flood Map enables you to access the current and proposed Sandy Springs floodplains via a dynamic online map. The system allows you to search an address and determine if the property could be threatened by future floods.
